Duplexes, Triplexes and Multiplexes
Building duplexes, triplexes, or multiplexes instead of single-family homes offers greater income potential, more efficient land use, and the flexibility to accommodate multiple households or generate rental revenue.
What are some requirements for building a duplex in Vancouver?
In September 2018, the City of Vancouver rezoned nearly 67,000 lots—representing 99% of all single-family properties in the city—to permit the construction of duplexes on lots previously restricted to single-family homes. This approval applies exclusively to new construction, and the resulting homes can be strata-titled—allowing each duplex unit to be sold separately, unlike laneway homes which cannot be sold separate from the main house. Duplexes cannot be built in conjunction with a laneway home. However, secondary suites are permitted or required depending on the lot size. Additionally, each duplex unit must include a minimum of two bedrooms.
The new Residential Inclusive Zone (R1-1), effective October 17, 2023, now allows permit applications for multiplexes, as well as houses, duplexes, and laneway homes built under the updated regulations.
As of June 30 2024, areas zoned for single-family or duplex development are now required to allow three units on lots under 280 square metres and four units on lots over 280 square metres. Additionally, lots larger than 280 square metres located near frequent transit stops must permit up to six units.
